This document contains a summary of the main RentAssured Landlord Insurance Policy (“Policy”) terms and conditions. The full terms can be found in the Policy document which You can request now or which will be given to You when You receive Your Policy Schedule.

The benefits under the Policy apply during the Period of Insurance subject always to the terms, conditions, limitations and exclusions contained in the Policy and following payment of the Premium by You to Us. The Policy is effected in Ireland and is subject to the Irish law. LAMP Insurance Company Limited is licensed by the Chief Executive of the Gibraltar Financial Services Commission under the Financial Services (Insurance Companies) Act to carry on insurance business and is permitted to trade in the United Kingdom and Ireland.

The Policy meets the needs of those who (subject to their eligibility) wish to ensure they have insurance cover to protect against incurring Loss of Rent, costs incurred due to Malicious Damage and expenses and legal costs due to tenancy Rent disputes.

Type Of Insurance And Cover Provided Significant Benefits: Cover For:

  • Monthly Rent arrears for up to 12 months;
  • Malicious Damage by the Tenant upon vacation of the Property;
  • Helpline with fully qualified support and assistance for RTB arbitration cases and enforcement thereof;
  • Legal assistance up to €5,000 plus VAT for Eviction cases;
  • Upon a valid claim for Rent arrears, further coverage of up to one month’s rent after vacant possession until the new Tenancy Agreement starts.

Significant Exclusions Or Limitations: No Cover For:

  • Losses arising from an incident outside the Period of Insurance;
  • Any Tenancy Agreement which is with a relative or member of Your family, or where You or a relative is resident in the Property;
  • Any Rent Loss in excess of what We/the RTB consider to be the market rate for the Property;
  • Claims where You have not followed the advised notification process as set out on the RentAssured website;
  • Losses due to the Tenant dying.
  • Claims not reported in line with the Claims Procedure;
  • Damage due to wear and tear; accidental or deliberate damage
  • Any Losses where the tenancy has not been correctly and properly registered with the RTB

All Claims are subject to Your payment of the Excess shown on Your Policy Schedule.

Tenant Check Service

You must confirm, when You apply for cover under this Policy, that full and proper referencing of the Tenant has been conducted (and will be conducted for each and every new Tenant during the Period of Insurance) prior to entering into the Tenancy Agreement, and no adverse results were returned. RentAssured provides a Tenant Check Service to ensure full and proper referencing of new tenants. You may be required to provide, at your expense, copies of all referencing information on the Tenant if and when You make a Claim.

Duration of Cover

You are insured for a Period of Insurance shown on Your Policy Schedule. The Policy will expire on the date shown on the Policy Schedule or upon the occurrence of the following, if earlier: (i) cancellation by You, (ii) cancellation by Us, (iii) Your reaching the Policy Limit, meaning the Policy can provide no further cover.

Rights to Cancel

You have the right to cancel this Policy at no cost to You as long as You do so within 14 days of receiving the Policy documentation and You have not made any Claims. On condition that You have not already made a Claim and accept that You cannot make one later, Your Premium will be refunded. You may cancel the Policy after 14 days, but no refund will be issued.

This policy is unsuitable for you if:

  • Your tenant is a relative or member of your family or You or a relative is resident in the Property;
  • The Tenancy Agreement is not registered with the RTB;
  • You have any existing tenant in the Property who has not paid all rent due and on time historically, or who as not historically kept the Property in a good state of repair, or who has not had full and proper referencing

Reviewing Cover

You should review the cover provided by any policy of insurance on a regular basis to ensure it remains adequate for Your needs.

How to Claim

We will require certain information from You to ensure that the incident You report is covered under this Policy. In the event of a Claim or potential Claim on the Policy, please refer to the section ‘Making a Claim’ on the website or contact the Administrator for the latest information on both the notifications You need to send and the Claims process. Failure to follow these guidelines may result in Your Claim being invalid.
